Home owners insurance policies are designed to protect your house and personal property against losses from the perils listed in your policy.

Home owners insurance rates vary widely based on your geographic location. Areas prone to hurricanes, floods, hail, earthquakes, fires and other natural disasters will generally have higher rates. Even the distance to the nearest fire department or fire hydrant can have an impact on your home owners insurance rates.

What Can a Homeowner Do To Be Prepared?

What Can a Homeowner Do To Save Money?
Coverage for Property and Possessions

Damage to the dwelling and the contents could be the biggest unexpected disaster awaiting a homeowner who has less coverage than needed. Most policies provide a stated maximum amount of coverage for the dwelling and another amount for contents.

Generally, dwelling coverage is based on replacement cost, which means that in the event of a total loss, the policy will provide reimbursement, up to the policy limit, to replace the structure. Ideally, a homeowner should buy enough insurance to completely rebuild the home, known as replacement value. This figure may not be the home's actual market value or what the owner originally paid for the home. This is especially true in a depressed or an inflated market or if the home is simply not replaceable to its condition prior to the loss. Replacement cost policies, which may pay over the policy limit to rebuild the home, may be available from your insurer.

To determine how much insurance to purchase, an accurate appraisal of the home for replacement cost should be made. Working with your insurance company is important in this process. Most insurers recommend or require that a homeowner insure the dwelling for 100 percent of its full replacement value. Some homes, very unique ones such as national register-types or very elaborate ones, cannot be insured for exact replacement since some features are not replaceable in either workmanship, materials or practical costs. The insurer and/or the agent is the best source for these issues.

Coverage for personal property is different. Most policies provide actual cash value coverage for contents which includes depreciation, or full value contents without depreciation. Actual cash value means that if a power surge blows out a 10-year-old television set, the homeowner should know what to expect. Unlike full value contents coverage, which would essentially provide a new television set, actual cash value coverage allows the insurance company to calculate the useful life of the item and then depreciate the item to present value. A depreciated 10-year-old television set would be insured for only a fraction of its original cost. A homeowner may want to consider replacement cost coverage to be sure that the contents are adequately insured.

In addition to making sure that contents are covered for replacement cost rather than actual cash value, homeowners should purchase additional coverage for items that would ordinarily be subject to loss limitations. Virtually all policies cover contents loss up to the policy limit for items that include furniture, clothing, toys, accessories such as lamps and other items which are used for decor. Explicit limitations are set in the policy for high-cost items such as jewelry, fine art, furs, electronics, collectibles, oriental rugs and antiques. If a thief comes in and steals a two-carat engagement ring, it will not be covered well enough without what is commonly known as a personal property rider to cover specific, costly items. Nowadays, every time you apply for a loan you will most likely be offered payment protection insurance. If you are taking out a particularly large loan, the idea may seem very attractive. These insurance policies will take over repayments on your loans in the event of losing your job or being involved in a medical emergency. But what are the true costs and benefits of this type of? Given that over a billion pounds is spent in Britain on this kind of insurance annually, it is worth asking yourself.
The Cost Of Insurance

The fact of the matter is that the lending industry has become more and more competitive in recent years. With interest rates getting lower and lower, lenders have sought to find out ways of increasing their returns. One of the ways they have come up with is to offer various additional products that accompany the loan, such as payment protection insurance. What may come as a surprise is that payment protection can often cost as much as the loan interest repayments. The payment protection repayments can, incredibly, effectively double the cost of the loan. With such startling consequences, it is imperative that consumers think carefully before opting for such options.

Peace of Mind?

Many people will hold the view that as lives and jobs become more and more unstable, the peace of mind offered by such policies are worth the price. In some cases this is true, but not always. Every insurance policy varies, but one thing remains the same, it is very difficult to get an insurance policy to pay out. You should look very carefully at the fine print of your policy and you will be amazed to find out what actually is covered, and what exclusions and exceptions apply.

For example, unemployment protection may only kick in after a certain period of unemployment, will not count if the unemployment was voluntary, and can require proof that the applicant has actively sought employment, and not turned any down, for the period since losing their job. This will give the insurance company literally dozens of reasons for refusing pay out in most instances.

Don’t Accept The First Quote!

As well as these conditions, you should also shop around. The person you are borrowing from will always offer you a policy, but this unlikely to be the best policy available and a little shopping around will go a long way. You will probably also find your self better terms or terms that suit your needs more closely. Government standards are in place to make sure such policies are clear and in plain language, but complaints are still pouring into consumer protection groups regarding these policies.

The basic advice here is be very careful if opting for expensive insurance policies. Make sure you understand the terms, and that you think they might be of benefit to you, and if you don’t want the policy, just say no.

Indemnity and managed care plans differ in their basic approach. Put broadly, the major differences concern choice of providers, out-of-pocket costs for covered services, and how bills are paid. Usually, indemnity plans offer more choice of doctors (including specialists, such as cardiologists and surgeons), hospitals, and other health care providers than managed care plans. Indemnity plans pay their share of the costs of a service only after they receive a bill.

Managed care plans have agreements with certain doctors, hospitals, and health care providers to give a range of services to plan members at reduced cost. There are many vital parts of our financial plan: estate planning, mortgages, credit cards, and UK Secured Loans. One area you need to include is insurance. Insurance answers the question, "what if something bad happens?” No one likes to think about and too many people avoid the topic of insurance because they fail to see the benefit.

But there is a benefit! With insurance, you will have peace of mind that their loved ones will be taken care of if they die. So why are you reading about insurance on a site that has to do with loans? Simple. You may want to consider insurance to cover your loans so that if you were to pass away, your loved ones will not be saddled with unexpected debt.

And, if you have a secured loan that your loved ones cannot cover, you do not want your assets seized to cover the loan. That will add tragedy to tragedy for your loved ones!
So how do you know what kind of insurance to get to cover your loans? Or any expenses at all, for that matter? The easiest thing to do is to determine the length of time that a particular expense will be present in your life and get insurance that matches the term of the expense.

For example, any death or estate tax will always be present in your life because no matter when you pass away, those expenses will be incurred. Also, if you want to bequeath a gift to a charitable organization, you will likely always want to have that as an available gift to make.

However, for many other expenses, including your loans, a temporary solution is better. For example the mortgage on your house or the loan on your car are both excellent loans to create insurance for. This way, if you were to pass away while these expenses are still present, they will be automatically paid off at your death. And because you are matching the term of the loan to the term of the insurance, you are only buying insurance for as long as you have the loan.

For example, say you have a secured home improvement loan to last for three years while you build an addition onto your home. At the same time you take out a three year term insurance policy for the same amount as the loan.

If you were to pass away in the second year, the insurance would pay your loved ones the full amount of the loan, of which they can use two thirds of it to pay the remaining portion that is still outstanding on your loan.

People do this for many kinds of loans, including their mortgage, their automobile loans, and any other kind of loan they have. It’s an excellent way to ensure that your loved ones are not going to be saddled with debt if tragedy should strike.
